Montana off-grid place for sale

I have an off-grid place in Montana for sale. Here is some info.

$170,000

This is a great part of Montana. South-central Montana is the most temperate in terms of weather. It is also a prime recreational area. Within a 15 minute to two hour drive are Yellowstone National Park, several rivers (the Yellowstone, Stillwater and the Boulder in Big Timber), wilderness access and skiing. Some of these rivers are considered the best in the world for fly fishing. If you are into hiking or horses, there is no end to the trails on your own place or within a short drive.
This property is located just 5 miles north of Columbus, MT. and I-90, 45 minutes to Billings and just an hour to skiing in Red Lodge. Even though it is close to civilization, it feels like you are 100 miles away. There are some neighbors but they all also have 160-320 acres so no one can get too close. The property offers abundant wildlife, lots of trees and spectacular views of the Beartooth and Crazy Mountains. The land has both e pasture and heavily treed areas. There are numerous potential home and barn sites. There is some older fencing on the east and south. The road up to the property is about 3 1/2 miles and pretty good by Montana standards (not paved). There is year round access.
The house is a 30×48 post-frame metal building (only 4 years old) . The building has a southern exposure with 6 foot windows facing the south and east. It has a 1000 sq. ft. open floor plan living area and 500 sq. ft. garage/shop The interior walls are done with rough-sawn wood so it has a rustic look. The floor is a very smooth, custom painted concrete. The kitchen has good counter space, large cabinets, propane stove and propane refrigerator. The bedroom has four oversized custom built bunk beds. There is multi-line phone service and two ceiling fans. It is solar powered with a propane powered generator for backup.. Heat is supplied by two (one is the shop and one in the house) very economical and efficient propane heaters and excellent insulation. It is very cozy in winter and cool in summer. The bathroom needs completion. There is a shower in place with hot/cold water. The sink, toilet and septic tank needs installation. The septic is already permitted for the next two years. Currently we are using a temporary gray water line and composting. The shop area has a large garage door, two windows, and two other doors for access to the front and rear of the building. Currently water is supplied by a 2,000 gallon cistern in back. Water delivery is only $65 per 2,000 gals. There is an undeveloped spring in the center of the property and a well that could be used stock tank on the northern side.
It would be great as a get-away cabin , guest house or a place to live while you build your dream house.

  1. Hey there! Your house sounds like a dream come true! Is it still for sale? If not, can you elaborate more on the construction? I’ very interested in purchasing land in MT once my stint in the Army is up, and would love to learn from someone who has dealt with the climate and off-the-grid systems. Email back at alex.houghton@gmail.com Thank you!
